A Practical Seasonal Home Maintenance Checklist

Image
A simple maintenance routine makes it easier to notice changes and plan for repairs. Keep a running checklist, record service dates, and save the manuals for the equipment in your home. Start outside From the ground, look for visible changes around the roofline, gutters, downspouts, exterior surfaces, and drainage paths. Keep water moving away from the home and arrange professional help for concerns or work that requires roof access. Watch for moisture Periodically check accessible areas around plumbing fixtures, under sinks, and near equipment for signs of leakage. Investigate staining, persistent odors, or changes in materials instead of covering them up. Follow equipment instructions Use the manufacturer's maintenance schedule for heating, cooling, ventilation, and other home equipment. Replace or clean filters as directed and keep service access clear. Have qualified professionals handle repairs and specialized maintenance. Keep records and plan ahead Save invoices, warranty in...

How to Read a Kansas City Real Estate Market Update

Image
A market headline can be useful context, but it does not describe every home or every neighborhood. Asking prices and completed sale prices answer different questions, so be clear about which is being discussed. Connect the information to your goals Buyers and sellers may use the same da...

Buying a Home in Kansas City: Where to Start

Image
A home search is easier when you begin with a clear picture of what you need, what you can comfortably manage, and how you want to live. Use this checklist to organize your next move in the Kansas City area. Start with your everyday priorities Write down your must-haves and the features you can compromise on. Consider the layout, outdoor space, upkeep, accessibility, and travel time to the places you visit most. A home that fits your daily routine can matter more than an extra room you rarely use. Have the financing conversation early Speak with a lender about your options before you begin touring seriously. Ask for an explanation of the estimated monthly payment, closing costs, and cash needed at closing. Leave room in your own budget for maintenance, moving, and the expenses that come with owning a home. Compare more than the listing photos During a tour, look at the room flow, storage, natural light, and condition of the home. Keep the same notes for each property so you can compare...
